Property details buyers filter on

Buyers narrow property results with a fixed set of filters, and a listing that leaves one of those fields blank does not appear when somebody filters on it. Filling them in is the difference between being findable and being technically published.

The filters, and the exact options

• Property type. Apartment, house, condo, townhouse, room, studio, land, multifamily, mobile, co-op, other.
• Bedrooms. Studio, 1, 2, 3, or 4 and above.
• Bathrooms. 1, 1.5, 2, 2.5, or 3 and above.
• Square footage. A minimum and a maximum, so a listing with no square footage recorded is out of any search with either end set.
• Furnished. Furnished, unfurnished, or negotiable.
• Pets. Pet friendly or no pets.
• Price. A minimum and a maximum.
• Location. City, with a distance radius on the website.

Blank means missing, not "any"

This is the part that costs people inquiries. A filter matches on the value stored on your listing, so a three-bedroom house with the bedrooms field left empty does not appear in a search for three bedrooms. It does not appear as a maybe. It is absent. Set every field you actually know, and leave one blank only when the answer genuinely is not fixed.

Fields that do not filter but are still read

Deposit, lease term, available date, parking and laundry appear on the listing page and answer the questions that otherwise arrive as five separate messages. Fill them in for a rental. The photos, the description and the city do the rest of the work.

Editing later

All of these can be changed on a live listing from My listings. Correcting a detail does not cost anything and does not restart your 30 days. Rewriting the title or the description sends the listing back through the content checks, which for property includes the fair housing check.
